Most apartment infestations in Dubai and Sharjah are not caused by the people living in the unit. German cockroaches live in the warm voids behind kitchen units and inside appliance motors, and travel along the pipework that connects every kitchen on a stack. Bed bugs arrive in luggage and second-hand furniture and move between units along skirting and wiring. Ants follow plumbing runs through the slab. A spotless kitchen will still see them if the flat above or below has a population.

That is why the first question on arrival is where they are coming from, not just where they have been seen. A cockroach that appears at night by the sink is often living behind the dishwasher or under the kitchen plinth, and one that appears in the bathroom has usually come up the floor drain or through the gap around a waste pipe.

The kitchen gets most attention: behind and under the fridge, cooker and dishwasher, the plinth void under the units, the sink cupboard, the gaps where pipes enter the wall and the hinges and corners of cupboards. In bathrooms it is the floor drain, the bath panel, the vanity unit and the gap around the WC waste. Then the utility or laundry cupboard, the AC cupboard and wardrobes on shared walls.

The technician also notes the conditions that keep pests coming back: a drain without a water seal, a missing cover plate around a pipe, a dripping trap, gaps behind kitchen units, cardboard stored in cupboards. Some of those you can fix in an afternoon, and some are the building's, and the report says which is which.

Treatment is targeted rather than blanket. Residual product goes into the voids, cracks and entry points where pests live and travel, not across open floors and worktops. Gel bait goes into hinges, corners and behind appliances, where cockroaches feed and carry it back. Bed bugs are handled as a separate job, because they need the bed, frame and furniture treated directly and more than a general treatment.

You will be asked to clear the cupboards under the sink and around the cooker, pull small appliances away from the wall where you can, and keep children and pets out of treated rooms for the re-entry time the technician gives you before leaving. Food in sealed containers and closed cupboards away from the treated areas can stay where it is.

In a rented apartment, who pays for pest control depends on the tenancy contract, and a recurring problem that comes from a shared riser or a neighbouring unit is usually something the landlord or the building has to deal with. The service report helps here: it records what was found, where, and which conditions sit outside the unit, so a tenant has something in writing to send to the landlord or the management office.
