MUMTAZ covers Ajman from our Sharjah head office, which is a short drive from most of the emirate. We work across Al Nuaimiya, Al Rashidiya, Al Jurf, Mushairef, Al Rumailah, the corniche buildings and Ajman Industrial and Free Zone. Services include residential and commercial pest control, deep and hourly cleaning, water tank cleaning, AC work and warehouse cleaning.
We do not hold a separate office in Ajman, and we would rather say so than imply otherwise. Our offices are in Sharjah, Dubai and Abu Dhabi, and Ajman is served from Sharjah — which in practice is closer than crossing Dubai. It does mean scheduling here is planned rather than instant.
What Ajman properties usually need
Ajman has a large stock of mid-rise apartment buildings, much of it densely occupied, and the pest work follows that: cockroaches through shared risers and kitchens, bed bugs in furnished and frequently re-let apartments, and ants and silverfish through the summer. As in Sharjah, apartment blocks with shared services are best treated as buildings rather than unit by unit.
Coastal humidity is a real factor here. Buildings close to the corniche and the creek see more condensation-driven damp, and mould calls in bathrooms, on AC diffuser rings and behind wardrobes on external walls rise after the summer. Water tank cleaning is also steady work given the number of buildings on tank-fed supply.
On the industrial side, Ajman Industrial and the free zone generate warehouse cleaning, floor degreasing and rodent programme work. These are generally smaller units than JAFZA or Mussafah, which usually means a single mobilisation rather than a phased programme.
How we schedule work in Ajman
Ajman work is planned from Sharjah, and we group jobs in the emirate where we can so that travel is used efficiently. In practice that means booking a day or two ahead is straightforward, and short-notice attendance depends on what is already scheduled that day.
For buildings, labour accommodation and commercial sites, a recurring programme works better than reactive call-outs — the visits are planned in, the technician gets to know the site, and trend data across visits shows whether a problem is improving. Working with Ajman landlords and building managers
A large share of Ajman property is rented, and much of it is managed by owners or small management companies rather than by large facilities teams. That shapes how the work is best organised. Where a building has recurring pest pressure in shared risers, treating individual apartments as complaints arrive is the most expensive way to get the least result, because the population simply relocates within the shared services.
The alternative we propose to building managers is a scheduled programme covering the shared areas — risers, refuse rooms, basements, drainage and roof spaces — with individual units treated within the same visit. It costs less per unit than reactive call-outs and it produces a record showing the building is managed, which matters when a tenant raises a complaint or a dispute.
For furnished apartments with high turnover, treating between tenancies is the single most effective habit. Bed bugs travel with furniture and luggage rather than with the season, and a unit treated and documented at changeover is far cheaper than one treated after a new tenant has complained and started a dispute.
Water tank cleaning is the other recurring building-level requirement here, given how much of the stock is on tank-fed supply. The work is cleaning and disinfection with a service certificate issued for the building record, and it is usually scheduled alongside the pest programme so the building only deals with one contractor and one visit plan.
Costs, quotes and avoiding the cheapest option
We do not publish prices, and we would treat a fixed price quoted over the phone without seeing a property with some caution. What a job costs depends on the property size, what is actually happening, how accessible the affected areas are and whether the work is one visit or a programme. A number given before any of that is known is a number that will change.
What we can be clear about is how quoting works. For straightforward residential work — an apartment treatment, a water tank clean, an hourly cleaning slot — describing the property and the problem on WhatsApp is usually enough for a realistic quote. For anything where scope has to be seen, such as mould with an unidentified moisture source, a warehouse, or a whole building programme, a surveyor attends first.
The cheapest quote in this market is frequently the most expensive outcome. Unapproved operators using unapproved products are a genuine problem in the northern emirates, and the consequences fall on the occupant rather than the contractor. Before booking anyone, ask for the trade licence number and municipality approval, and check the name matches the company invoicing you.
For recurring requirements, a programme almost always costs less per visit than reactive call-outs, because the travel and scheduling are planned rather than urgent. That is especially true in Ajman, where our crews come from the Sharjah head office, and it is the main reason building managers here move from call-outs to contracts.
