We have worked in this emirate since 2006 under Sharjah Municipality pest control approval, and the majority of our technicians are based here. That covers pest control for villas, apartments, labour accommodation and commercial premises, cleaning from hourly staff through to warehouse and facade work, and facilities management contracts.

What we get called for most in Sharjah

Residential pest control across the older apartment stock in Al Nahda, Al Majaz, Al Qasimia and Rolla is the steadiest work: cockroaches in shared risers and kitchens, bed bugs in furnished apartments with high turnover, and ants and silverfish through the summer. Buildings with shared services need treating as buildings rather than as single flats, because treating one apartment while the population sits in the riser next door achieves very little.

Labour accommodation is the second concentration, particularly around Muwaileh, Industrial Areas and Al Sajaa. Industrial and warehouse work in the Sharjah Industrial Areas and Hamriyah is the third: high-level cleaning, floor degreasing, and rodent programmes for storage and distribution facilities. Sharjah has a large stock of older industrial sheds where roof structure and racking have never been cleaned, and where a first clean is a substantial job rather than a routine visit.

Villa work concentrates in Al Ramtha, Al Ramla, Samnan and the newer communities such as Al Zahia and Muwaileh Commercial — deep cleaning, water tank cleaning, AC work and termite treatment. Municipality approval, and why it matters here

The practical significance is what a contractor is permitted to use. Approved companies work with approved products, applied by technicians working under that approval, with documentation to match. Unapproved operators frequently do not, and residential buildings in Sharjah have a long history of problems caused by unlicensed spraying — which is precisely why the municipality publishes the list.

For landlords, building managers and businesses, the approval is also the paperwork question. If a tenancy dispute, an inspection or an insurance claim turns on whether treatment was carried out properly, a documented visit from an approved contractor is the difference between having an answer and not.

Seasonal patterns in Sharjah, and what to book when

Pest and cleaning demand here is seasonal in ways worth planning around. Cockroach and ant activity climbs from late spring as temperatures rise, and complaints peak through the humid months when insects move indoors toward cooler, damper conditions. Booking treatment before that curve starts is markedly more effective than reacting to an established population in August.

Bed bug work runs year-round because it is driven by furniture movement and tenancy turnover rather than by weather, and Sharjah has a lot of both in its furnished apartment stock. The single most useful thing a landlord can do is have a unit treated between tenancies rather than after the next tenant complains.

Mould and condensation calls cluster after the summer, particularly in villas left closed with the AC switched off during long holidays, and in bathrooms and wardrobes on external walls. If you are leaving a property empty for weeks, set the AC to a moderate holding temperature rather than switching it off — that one decision prevents most of the cases we attend.

On the commercial side, the sensible pattern for warehouses and labour accommodation is heavy structural cleaning during a quiet period and a lighter recurring cycle through the busy months, with pest monitoring running continuously so a rising trend is visible before it becomes an infestation.
