Bed bugs live within a couple of metres of where a person sleeps, and they hide in seams and cracks rather than in the open. Mattress piping and label seams, the bed frame joints and slats, the headboard and the wall behind it, the bedside table, the skirting nearest the bed, curtain hems, and the seams of an upholstered chair somebody sits in at night. In a heavier case they spread outward to sockets, picture frames and wardrobe joints.

The signs are small: dark spotting on the mattress seam, shed skins, and bites that mean less than people think, because reactions vary and some people show nothing. The inspection looks for the physical evidence rather than the bites, because that is what tells us the extent and where the treatment has to reach.

Eggs are the reason. They are laid in cracks, they are resistant to most products, and they hatch over the following days and weeks. A treatment that kills every live insect in a room on day one still leaves eggs, so a second visit timed to the hatch is not an upsell, it is how the method works.

That is also why we will not promise a one-visit clearance. Anyone who does is either not treating the eggs or is going to be back anyway. The realistic shape is treat, wait for the hatch, treat again, then confirm, and the interval is set from the case rather than from a standard calendar.

A treated room only stays treated if the preparation was done. Bedding and clothing from the affected room washed hot and dried hot, which is what actually kills bugs and eggs in fabric. Clutter under and around the bed cleared so surfaces can be reached. Items not moved to another room, because that is how a one-room problem becomes a two-room problem in an afternoon.

You get the preparation list in writing before the visit. If it cannot be done in time, tell us and we will move the appointment rather than treat a room that is half ready, because a half-prepared room usually means a third visit.

In a hotel or a building, a room is not an island. Bed bugs move along service voids, adjoining walls and shared skirting runs, so treating a single complaint room and declaring it solved is how a property ends up with a recurring problem and a reputation it cannot shake. We would rather treat the affected room together with those adjoining it and above and below, and inspect rather than assume.

We will also say plainly what nobody can control: bed bugs arrive in luggage, and no treatment prevents the next guest bringing them. What a property can have is early detection, a documented response, and records showing it acted properly, which is what an insurer or a complaint actually turns on.
