Apartments: Misk 1 to Misk 4, East Village, Nest, The Boulevard and the rest
The apartment districts named by Arada are Misk (four nine-storey buildings, Misk 1, Misk 2, Misk 3 and Misk 4, adjacent to Madar with retail and food units on the ground floor), East Village, Nest, The Boulevard, Rehan, Areej Apartments, Sokoon, Tiraz, Nasaq, Nesba, Safa, Jenna, The Gate, il teatro Residences and Rove Home Aljada. A dedicated MUMTAZ team covers all of them from the Sharjah office.
A building with food units on the ground floor has a different pest pressure from a purely residential block. Cockroach and fly activity in a café or a kitchen travels through shared service risers, refuse rooms and drainage into the apartments above, so a unit that is spotless can still see activity. In that build type, the inspection looks at the riser, the bin room and the ground-floor unit as well as the apartment, and the report says which of them the activity is coming from.
For an apartment, the residential price is published per bedroom, VAT included, and it is the same in Aljada as anywhere else in the UAE.
Villas: Sarab and Sarab 2
Arada describes the two Sarab communities as the only villas and townhouses in the Aljada masterplan: two- and three-bedroom townhouses, semi-detached villas and four-bedroom detached villas with gardens. A garden villa carries the pressures a garden brings, ants along irrigation lines, mosquitoes in standing water and planters, and the occasional rodent along a boundary wall, and the treatment covers the plot, not just the interior.
Villa deep cleaning is published as a base price for a three-bedroom villa plus a fixed amount per additional bedroom, VAT included. Pest control for a villa is priced per bedroom on the same published table as an apartment.
Food and drink: Madar, Zad and East Boulevard
Madar is the central district of Aljada. Inside it, Zad is the food district and food truck park, and East Boulevard is the street of cafés and restaurants that opened in 2022. Every one of those is a food premises, and MUMTAZ services food premises with two scheduled visits per month, each covering inspection, monitoring, treatment where needed, and the records a Sharjah Municipality inspection or a HACCP audit asks to see.
A food truck is a compact kitchen with an outside: the refuse point, the generator area and the service hatch are where activity starts, and the visit covers them as well as the interior. Nearest office and the same rates as everywhere else
Aljada is covered from the Sharjah head office in Al Manakh, where most of the technicians are based, by a team dedicated to the community. There is no community surcharge: an apartment or villa in Aljada is quoted from the same published table as one in Al Nahda or Muwaileh, and commercial premises are quoted after a free inspection.
