Why mould grows in UAE buildings
Mould needs three things: a spore, a nutrient, and moisture. Spores are in the air everywhere and cannot be eliminated. The nutrient is ordinary building material, plasterboard paper, wallpaper paste, dust on a painted surface, cardboard packaging in a store room. Moisture is the only one of the three you can control, which is why every serious remediation is really a moisture investigation.
The UAE supplies that moisture generously. Coastal humidity runs high for much of the year, and buildings are cooled hard, which creates the exact condition mould needs: warm humid air meeting a cold surface. Condensation forms on chilled surfaces, the underside of an AC diffuser, an uninsulated chilled-water pipe, the wall behind a wardrobe on an external elevation, the inside face of a cold-store partition. That surface stays damp, and within days to weeks colonies establish.
This is why mould in the Emirates clusters in predictable places: bathrooms with no working extract, the ceiling ring around AC grilles, the wall behind furniture pushed flat against an external wall, window reveals where the seal has failed, and store rooms that are cooled but never opened. It is also why mould peaks after the summer, when the humidity load has been highest and buildings have been cooled hardest, and after unseasonal rain when water has entered a structure that had no drying path.
Two other UAE-specific patterns come up often enough to name. New villas handed over in summer sometimes hold construction moisture in screed and blockwork that has not fully dried; the first year of occupation can produce mould that has nothing to do with how the family lives there. And second, a villa left closed with the AC off during a long summer holiday will often be found with growth across soft furnishings and wardrobes, because the building was sealed warm and humid with no air movement for weeks.
