AC Duct Cleaning in Dubai & Sharjah

People ask for duct cleaning and usually mean one of three things. Ducts are the sheet metal and flexible runs that carry air; what collects in them is construction dust, fibre and whatever the filters let past. Coils are the heat exchanger in the unit itself, and what collects there is a dense mat of fine dust held by condensation. Filters are the consumable that was supposed to stop all of it.

Cleaning ducts while leaving a loaded coil in place fixes very little, because the coil is both the largest restriction to airflow and the wettest surface in the system. That is why the coil work is its own service on this site rather than a line inside this one, and why a survey says which of the three your system actually needs before anything is quoted.

Two things dominate here. The first is construction and fit-out dust, gypsum, cement and cut-fibre, which is why a system in a building that has just been handed over or refitted is far dirtier than its age suggests. The second is fine desert dust that gets past a filter that is the wrong grade, badly seated, or simply overdue.

What is usually not in a duct, despite what a photograph in an advertisement suggests, is thick black growth along its length. Mould needs moisture, and a supply duct downstream of a working coil is dry. Growth belongs near the coil, the drain pan and the first metre of duct, which is where we look and where the honest finding is made.

Access first: grilles off, existing access panels opened and new ones formed where a run cannot otherwise be reached, then made good. Mechanical agitation inside the duct with brushes or air whips, so deposits are lifted rather than smeared, with the system under negative pressure so what is lifted leaves the building rather than arriving in the room through the next grille. Grilles and diffusers washed separately. Filters replaced or reinstalled clean.

The check a client can make is simple: before and after photographs from inside the same run, with the access point identified. Ask any contractor for those. A report with generic stock imagery, or with photographs that could be from any building, is not evidence about your system.

A musty smell that returns within days is rarely the duct. The usual causes are a blocked condensate drain leaving standing water in the pan, a coil that has never been cleaned, or a dry drain trap letting air back up the line. Cleaning ducts around any of those leaves the source in place and the smell comes back, which is why the survey looks at the pan and the drain before quoting duct work.

A smell that arrives only when the system starts, then fades, is usually the first flush of a dusty coil. A smell that is stronger in one room than the rest is usually that room, not the system. We would rather say which of those it is than sell the largest of the three services.

Four questions separate a real job from a quick one. Which of the three are you cleaning, ducts, coil or filters, and why that one? How will you reach the runs, and will access panels be formed and made good? Will the system be under negative pressure while you work, so what is dislodged leaves the building? And will I get before and after photographs from identified access points in my own system?

A contractor who answers those specifically is quoting for work. One who answers with a package name and a price per outlet is quoting for a visit. The second is not always wrong, on a small apartment with short runs it may be exactly right, but you should know which you are buying.
