Access and the gate pass

Al Zahia is gated at the community level and again at some of its phases, so a visit begins before the technician leaves the office. The resident raises a visitor permit through the community app or the security office, naming the company and the date, and the team presents company ID, the trade licence copy, our Sharjah Municipality pest control approval and insurance documents at the barrier. Security keeps a record of contractors who attend regularly, which shortens the process on repeat visits.

What slows a visit down is a permit raised for the wrong day, or for one person when two are attending. When you book, tell us whether your phase has its own gate and whether the permit covers the vehicle as well as the crew, and we will send the names and vehicle plate in advance so the permit matches what arrives.

Apartment buildings within the community add a second layer. Building management usually wants a work permit before anything is carried through a lobby, and some restrict the hours for noisy or odorous work. We supply the documentation from our side; the resident or the owners association raises the permit.

What the build type produces

The villas are recent, well sealed and landscaped, which changes what we get called for compared with older Sharjah housing. Cockroach calls are rarer than in the apartment districts near the coast; ant activity is the steady summer complaint, running along irrigation lines, planters and the joints between paving and boundary walls into kitchens and ground-floor bathrooms. Treatment follows the trails to the nest rather than spraying the kitchen, and it usually includes the garden side of the wall.

Mosquitoes track the landscaping. Standing water in planters, drip-line reservoirs, water features and blocked balcony drains breeds them within the plot, and fogging alone achieves little if that water is left. The survey looks for the water first, and where the source is in a shared area we say so, because the durable fix then belongs to the community management rather than the villa.

Termites are the concern owners ask about most, because the community is built on reclaimed and landscaped ground with irrigation running close to foundations. Post-construction treatment and monitoring is available for existing villas, and we hold termite clearance on the Sharjah Municipality register alongside general pest control.

On the cleaning side, the work is handover and deep cleaning between tenancies, post-renovation cleaning after kitchen and bathroom upgrades, sofa and carpet cleaning, water tank cleaning, and AC duct and coil cleaning where a musty smell appears at start-up after a summer away. Villas left closed with the AC off during long holidays are where the mould calls come from, and the treatment is remediation with the moisture source addressed rather than a wipe-down.
