The smell is coming from inside the unit
If your air conditioning smells musty, damp, or like a wet cloth — and the smell is strongest in the first few minutes after it starts — the source is almost certainly not the room. It is the evaporator coil, the condensate drain pan, or the first stretch of duct just downstream of the unit.
You can test this yourself. Turn the system off for a few hours and see whether the smell fades. If it returns with the airflow rather than lingering in the room, the problem is inside the machine.
Why UAE systems grow mould so readily
An evaporator coil works by being colder than the air passing over it. Humid air hits cold fins, water condenses out, and that water drains away. The coil is wet whenever the system runs — by design.
Add the fine dust that gets past a filter, and you have a permanently damp surface with a food source on it, sitting in the dark. That is close to ideal for mould and bacteria.
In the UAE this runs for most of the year rather than for one season, and the humidity load is high, so there is far more condensate and many more hours of wet operation than the same equipment would see in a dry climate.
Three things make it worse:
- A partially blocked condensate drain. Instead of draining, water sits in the pan. A damp surface becomes a reservoir. This is also what produces the brown ring on a ceiling tile below an FCU — the pan is overflowing into the ceiling void.
- An oversized system. It cools the air to temperature quickly and shuts off before removing much moisture, so it short-cycles. The coil never dries between runs.
- A clogged or badly fitted filter. The filter is what keeps the coil clean. If air bypasses it, dust packs into the wet fins and becomes the nutrient layer growth establishes in.
What actually fixes it
Air fresheners and duct sprays mask the smell for a few days. The durable fix is mechanical:
- Clean the coil properly. Not spray it — clean it. A coil that is disinfected without removing the packed dust layer will smell again quickly, because the nutrient layer is still there underneath.
- Clean the drain pan and clear the line. This is the step cheap servicing skips most often. A pan holding standing water is a live culture, and a partially blocked line refills it within days.
- Clean the blower wheel and housing. These accumulate a felted dust layer that carries odour and reduces airflow.
- Wash or replace the filters — and check whether the filter actually seals in its frame.

When the room is also affected
If you can see black or green speckling on the ceiling around the AC diffuser, on bathroom silicone, or on a wall behind a wardrobe, that is surface growth and it needs treating separately — see [mould and fungus remediation](/services/cleaning-crew/mould-fungus-remediation).
The two are related, because both follow moisture, but cleaning the ceiling will not stop a musty smell coming out of the vents.
What we will not tell you
We do not carry out air quality testing, and we will not claim a measured reduction in spore counts after a visit. What we document is the physical condition of the coil, drain pan and blower before and after, with photographs. If you need quantified air testing, that is specialist laboratory work you should commission independently.
We also will not tell you that a dirty coil is making anyone ill. What we will say is that occupants with asthma or allergies frequently report that a musty system bothers them, and that a system distributing spores and bacterial odour through every room is worth cleaning on its own merits.
