Mould in a Dubai property is a moisture problem before it is a cleaning problem. What it costs to remove follows from how far the moisture has travelled and what the growth has rooted into, rather than from the size of the visible patch, which is why two quotations for the same room can look nothing alike.

The count is affected rooms, not property size: a large villa with one affected bedroom is a one-room job.
What still moves the scope
What a photograph cannot show is whether the substrate is still wet, what the growth has rooted into, and whether the moisture source has been found. Those are the six factors below, and they are why commercial sites and any job with an unidentified moisture source are seen before they are quoted.
The six things that move a quote
1. Area. The size of the affected space, or of the site. This is the obvious one and often the least important, a small patch in a difficult place costs more than a large one in an easy place.
2. Severity. How far the problem has progressed and what it has reached. Surface growth on sealed tile is a different job from growth rooted into plasterboard. A first sighting is a different job from an established population.
3. Access. Height, occupancy, live operations, permits and the working window available. Racking that needs powered access, a wall behind fitted wardrobes, a mall unit that can only be worked after closing, a free zone requiring a gate pass, each changes the hours and the equipment.
4. Frequency. A one-off visit is priced differently from a recurring programme. Programmes usually cost less per visit, because travel and scheduling are planned rather than urgent, and because the technician stops starting from scratch each time.
5. Compliance documentation. For a home, a service report is a nice-to-have. For a food facility, clinic or warehouse, a numbered device site plan, per-visit reports, trend data and product records are a substantial part of what is being produced, and a real part of the cost.
6. Emirate. Where the site is, and which of our three offices covers it. Sharjah, Dubai and Abu Dhabi have teams based in them. Al Ain, the Western Region and the northern emirates are scheduled rather than attended at short notice, and that shows up in how work is best structured.
What this looks like for mould specifically
Severity and access dominate. Growth on a sealed, non-porous surface is a clean; growth rooted into plasterboard, wallpaper, an MDF cabinet carcass or insulation means that material is cut out and replaced, which is the single biggest driver on a mould job.
Whether the material is still wet matters almost as much. A saturated build-up has to be dried before anything is closed up, which means equipment on site and a return visit, closing a wet wall traps the problem rather than solving it.
And whether the moisture source has been found changes the shape of the work. If a leak has already been fixed, the job is remediation. If it has not, part of the visit is investigation, and sometimes the durable fix belongs to a plumber or an MEP contractor rather than to us. We say so when that is the case.
What a MUMTAZ quote includes
Every quote separates what is in scope from what is not, because that distinction is where disputes come from. Ours states:
- the specific work covered, area by area where a site has more than one
- the method and the products, and the approvals they carry
- what is explicitly excluded and would be quoted separately
- the documentation you receive on completion
- whether it is a single visit, a visit with a follow-up, or a cycle
- what would change the price if the site turns out different from the survey
If a quotation you receive from anyone does not distinguish included from excluded, expect a conversation about extras later.
For mould, that means the quote covers inspection and moisture investigation, containment before anything is disturbed, removal, antifungal treatment, drying of the substrate, HEPA vacuuming and a photo report identifying the cause. Quoted separately: plumbing and MEP repairs, AC servicing and condensate clearing, replacing saturated plasterboard or ceiling tiles, structural waterproofing, and repainting beyond the treated area.
How the survey and quote work
Straightforward residential work can often be quoted from a description, the property type, the emirate and what you are seeing, sent by WhatsApp or given on 800 688.
Anything where the scope has to be seen gets a site survey first: a warehouse, a whole-building programme, mould with an unidentified moisture source, or any site with access or permit constraints. A surveyor walks the site, establishes the six factors above, and the written quote follows from that.
We schedule the survey when we can actually staff it, and we would rather give you a realistic date than an optimistic one. What we will not do is publish a response time we have not committed to in a signed service agreement.
What to ask before you accept any quote
- What do you think is causing the moisture, and how will you confirm it?
- Will you contain the area before disturbing the growth?
- What happens if the plasterboard behind it is saturated?
- What is included, and what would be extra?
- Will I get photographs of what you found?
A cheap quote in this category is usually cheap because it is surface cleaning: wipe the growth off, spray something on it, leave. It looks identical on the day, and the patch returns within weeks because nothing was done about the water.

What makes one mould quote higher than another?+
Most often the substrate. A quote that assumes wiping a surface will always be lower than one that accounts for cutting out and replacing saturated plasterboard. Make sure two quotes cover the same scope before treating one as cheaper: check what each excludes.
Is mould removal covered by my tenancy or by the landlord?+
That depends on your contract and on what caused it, and we cannot advise on it. What we can do is document what we find, including the moisture source, with photographs: which is usually what the conversation with a landlord or property manager turns on.
Do you test for toxic black mould?+
No. We do not carry out laboratory sampling or species identification. Visible growth indoors should be removed and its moisture source corrected regardless of species. If you need identification for a medical or legal reason, commission that from a laboratory.
