Water Tank Cleaning in Dubai & Sharjah

Three things collect in a domestic tank here, and they need different work. Fine sediment settles out of the supply and builds a layer on the floor that no amount of flushing removes, because the outlet sits above it. Biofilm grows as a thin, slippery film on the walls at and just below the water line, and it is the part people miss: it looks like nothing and wipes off under a finger, which is precisely why a rinse leaves it in place. And in a rooftop tank standing in summer heat, warm water plus light entering through a translucent lid or a cracked cover is enough for algae.

Sediment is the reason a tank is drained rather than topped up and dosed. Biofilm is the reason the walls are scrubbed by hand rather than jetted from a distance. Algae is usually a symptom of a lid, a vent or a cover that is no longer light-tight, which is a finding for the report rather than something a clean fixes.

A water tank is a confined space. It has restricted entry, it is not designed for people to occupy, and the atmosphere inside it cannot be assumed to be breathable, particularly in an underground tank that has been sealed and is being entered after chemical use. That is the hazard that injures water tank cleaners, not the water.

So entry is worked as confined-space entry: the tank is isolated and drained, the atmosphere is tested before anyone goes in, entry is by a trained operative with a second person stationed outside who does not enter, and the work is governed by our ISO 45001:2018 system with a method statement and risk assessment issued in advance for your building's permit-to-work process. If a building manager does not ask a contractor for that paperwork, it is worth asking who is carrying the risk.

An underground tank is usually larger, entered through a manhole, and has to be pumped out rather than drained by gravity. It collects more sediment because it sits at the bottom of the system, and it is the one where confined-space controls matter most. Access is often the constraint: a tank under a driveway or a parking bay needs the slot cleared before the team arrives.

A rooftop tank is smaller and easier to drain, but it is exposed to heat and light, and its lid, vent screen and overflow are the things that let contamination in. On a rooftop we check those as part of the visit and report what we find, because a tank cleaned in a housing that still lets light and insects in will be back in the same condition before the next scheduled visit.

After refilling, a water sample goes to a municipality laboratory and the result comes back to you. That is a third-party check rather than our own word, which is the point of it. What it establishes is that the tank was returned to service in a sound condition. It is not a statement about the water at your tap, because everything downstream of the tank, the riser, the internal pipework, a water heater, a filter nobody has changed, sits between the tank and the outlet.

If the complaint is taste, smell or discolouration at a tap and the tank is clean, the cause is usually downstream, and we will say so rather than sell a second tank clean. Where a laboratory analysis is needed for a community, a landlord or a regulator, that is arranged separately and quoted, because it is a lab service rather than part of the cleaning visit.
