Permits and hours

Every Business Bay tower issues its own work permit, and the facilities desks here are used to contractors. An office tenant applies through the tower's facilities team, a resident through the building management or app, and both want our trade licence, Dubai Municipality pest control approval, insurance documents, technician names and a vehicle plate. Hours are restricted: most towers exclude working hours for anything odorous on the office floors and the evening for residential common areas, so office work is done after hours and residential work in the morning window.

Underground parking is by visitor permit at the barrier, and the service lift and loading dock are compulsory for equipment. Some towers along the canal require a method statement for any work in common areas. We supply what the desk asks for before the visit.

What the build type produces

The office towers are contract work: scheduled pest control with a numbered device plan and per-visit reports for the tenant's own audit and the landlord's file, treatment after hours with the re-entry time in writing, and disinfection on a schedule for shared kitchens, washrooms and meeting rooms. The restaurants on the canal walk and at tower level are inspected and need the same documentation an inspector asks for anywhere in Dubai.

The residential and hotel-apartment towers produce the newer-tower pattern. Ants come in along the podium landscaping and the canal-side planting; mosquitoes breed in the podium water features, the planters and blocked balcony drains, with the source often in a shared area the management has to address; bed bugs follow the furnished and short-let units and the furniture that moves between them; condensation mould appears in wardrobes and on external walls in units closed with the AC off.

The cleaning work is office deep cleaning and disinfection, kitchen hood and grease trap work for the canal restaurants, and in the residential towers the turnover set: handover and move-out cleaning documented for the deposit, deep cleaning of furnished units between lets, sofa and carpet cleaning, and AC duct and coil cleaning for units that have run without a break.

Business Bay is served from the Deira office at Hashmi Office Tower. Corporate contracts run to an agreed schedule; a single apartment is usually possible within days of the permit being issued; restaurant work is placed outside trading hours. Response times are set in the service agreement for contracted premises and not promised outside one.

The restaurants on the canal walk operate late, and their work is placed after closing with the kitchen degreasing and the pest treatment done in the same window where the operator wants it.
