MUMTAZ

Pre-Construction Anti-Termite Treatment in Dubai & Sharjah

Overview

Pre-construction anti-termite treatment is soil treatment carried out while a building goes up, so that a continuous treated layer sits between the ground and the structure before the ground floor slab seals it off. MUMTAZ carries it out in Dubai and Sharjah for villa owners building their own home, for developers, and for main contractors working to a consultant's specification. We are approved by Dubai Municipality and Sharjah Municipality for anti-termite treatment, and have done this work since 2006 for developers and main contractors on multiple developments.

The work is done in four stages that follow the contractor's programme: the foundation pit, the backfill, the soil under the slab, and the external perimeter. Each stage is open for a short window and each one is recorded before the site moves on. Call us when excavation starts, not when the slab is being shuttered: once the blinding concrete is cast, stage one cannot be done.

Why the treatment follows the construction programme

A termite barrier works only if it is continuous, and on a building site most of the soil that needs treating is reachable for a few days at most. The excavation is open until the blinding is cast, the backfill is loose until it is compacted, and the under-slab soil is exposed until the polythene sheet and the concrete go on. Miss one of those windows and the only way back to that soil is through concrete.

So the job is planned against the programme, not booked as a single visit. Agree at the start how much notice your site engineer will give before each stage, and make sure nobody pours, covers or backfills over a stage until it has been treated and recorded. On a villa the four stages typically fall across several weeks; on a larger building they repeat by zone as the footprint is built out.

Stage 1: the foundation pit and trenches

Once excavation for the footings, raft or retaining walls is complete and trimmed, the floor and the sides of the pit and trenches are treated before the blinding concrete is cast. This is the deepest layer of the barrier and the one that protects the footings themselves. The soil should be at formation level, free of standing water and not freshly flooded, because a waterlogged pit carries the termiticide away instead of holding it.

Stage 2: backfill around footings, columns and walls

After the footings, neck columns and grade beams are cast and the formwork struck, the soil returned around them is treated as the backfill goes in, so the soil in contact with the concrete is treated through its depth rather than only on top. Where the specification calls for backfill in compacted layers, treatment follows the layers. This is the stage most often skipped on a busy site, because backfilling is fast, and it is where the record matters most.

Stage 3: the soil under the slab, and every penetration through it

When the ground under the future slab has been levelled and compacted, and the drainage and services are in, the whole footprint is treated before the polythene sheet and the slab are laid. Pipes, conduits, sleeves and expansion joints get particular attention, because the gap around a pipe passing through a slab is the route termites use most. Ideally the polythene follows the treatment the same day, so the treated surface is not disturbed by foot traffic or rain.

Stage 4: the external perimeter, after the plinth and apron

The last stage is a treated band of soil along the external walls, done after the plinth protection and apron are finished and before final landscaping. It closes the line between the treated soil under the building and the ground outside. If a pool, a garden room or new planting later cuts through that band, it needs re-treating, and the record tells the next contractor where it runs.

What the site needs from the contractor

Notice before each stage, as agreed at the start. Clear access to the area, with materials and formwork moved off the surface to be treated. Soil that is not waterlogged and not about to be flooded by curing water. No pour, backfill or polythene over a stage until we have treated it and the site engineer has seen the record. And a call before anyone digs through a treated area later in the build.

The record for the building file

Each stage is recorded on the day: the stage, the date, the area treated, the location on the drawing, the product applied and the technician who applied it. Keep every stage record with the building file. A consultant, a developer or a later buyer can read from it exactly what is in the ground and where.

How it works

Pre-Construction Anti-Termite Treatment, step by step

  1. 01

    Programme review

We read the foundation plan, the ground floor area and the contractor's programme, and agree how much notice the site gives before each stage.

  2. 02

    Stage 1: foundation pit

Floor and sides of the excavated pit and trenches treated before the blinding concrete.

  3. 03

    Stage 2: backfill

Backfill around footings, neck columns and grade beams treated as it is placed.

  4. 04

    Stage 3: under-slab

Levelled soil under the ground floor slab and around every pipe and sleeve treated before the polythene goes down.

  5. 05

    Stage 4: external perimeter

A band of soil along the external walls treated once the plinth and apron are finished.

Where we work

Pre-Construction Anti-Termite Treatment, where we do it

  • New villasOwner-built and developer villas, typically four stages across several weeks.
  • Villa extensions and annexesNew footings and slab next to an existing house, tied into its perimeter.
  • Residential and commercial buildingsStages repeated by zone as the footprint is built out.
  • Warehouses and industrial unitsLarge slab areas where under-slab treatment is planned bay by bay.
  • Boundary and compound wallsWall footings treated with the main building or as a separate scope.

Pre-Construction Anti-Termite Treatment, where the work comes from

The districts this work comes from most. Serving clients across the UAE from offices in Sharjah, Dubai and Abu Dhabi.

Dedicated MUMTAZ teams cover Al Zahia and Aljada in Sharjah, and JVC, JLT and JVT in Dubai. Elsewhere the job is assigned from the nearest of our three offices.

FAQ

Frequently Asked Questions

When excavation starts. Stage one treats the open foundation pit, and that window closes as soon as the blinding concrete is cast.

One per stage, so four for a villa built in one go: foundation pit, backfill, under-slab and external perimeter. A programme that builds in zones may need a stage repeated per zone.

Then the soil under it can only be reached by drilling, which is our post-construction treatment. Stages already missed are recorded as missed rather than certified.

Not when notice is agreed at the start. Each stage is treated when the site is ready for it, and the under-slab stage is planned so the polythene can follow the same day.

The location, the foundation plan, the ground floor area and the programme. The quote is built from the treated area and the number of stages.

A written record of each stage on the day it is treated: the stage, the date, the area, the location and the product applied. If your consultant needs a particular format, tell us when you ask for the quote.

Yes. Card on site at the time of service on our technicians' terminals, by payment link, Apple Pay, Google Pay, bank transfer or cheque. Payment is taken on completion of one-off work, and on the agreed schedule for annual contracts. Every price we publish is incl. VAT.

Every job starts with an inspection, the treatment is chosen for what the inspection found, a follow-up visit is scheduled, and you receive a written service report. How we treat, and what happens after the visit
