Why the tank matters more than it looks
Almost every building in Dubai stores its water in a roof or ground tank before it reaches a tap. Sediment settles, biofilm grows on the walls, and a tank that has not been opened in a year is a tank nobody has looked inside. Building owners, landlords and facilities managers book tank cleaning as a documented annual job because it is the one part of the water system they are answerable for.

1. What does the visit actually include?
Draining, physical cleaning of the walls and floor, removal of sediment, disinfection, rinsing, refilling, and a certificate recording the date and what was done. Ask for that sequence in writing. A "tank cleaning" that is a quick rinse with the tank still half full is not a clean.
2. Confined space and safety
A water tank is a confined space. Ask whether the technicians are trained for it, what the entry procedure is, and who is outside the tank while someone is inside. Ask for the insurance certificate. 3. Products and residues
Ask what is used to disinfect and how it is rinsed out, and ask for the product's data sheet. The tank feeds the taps; what is left in it matters.
4. The certificate
Landlords, building managers and auditors want the certificate on file. Ask what it records: the date, the tank, the method, the products, and the technician. Ask whether the company keeps a copy, so the annual history exists somewhere other than your drawer.
5. Scheduling around the building
The building is without water while the tank is drained and cleaned, so the visit is planned for the quietest window and the residents are told. Ask how the company handles that, and how long the building is dry.
6. Pricing you can read
Tank cleaning is quoted on the tank size, the access and the number of tanks. Ask for the basis, and ask whether the certificate is included. Card and bank transfer should both be accepted.
7. The rest of the water system
A dirty tank is often a symptom: a missing lid, a damaged float, an inlet screen that has gone. Ask whether the technician reports what was found, so the plumbing fix happens and next year's clean is easier.
