Access in tower buildings
There is no community gate in Al Nahda; access is decided building by building. Most towers have a watchman or a security desk that will admit a contractor the tenant has announced, and the larger managed buildings want a work permit from the management office, with the trade licence and insurance copies attached, before treatment in common areas. For a single apartment, the tenant usually only needs to tell the desk who is coming.
Parking is the practical constraint. Streets around Al Nahda Park and the Sahara Centre side are full through the working day, so the technician may arrive on foot from a nearby bay with the equipment on a trolley. Tell us if the building has a service entrance or a basement bay we can use; it saves time on every visit.
What the build type produces
Al Nahda is high-density apartment stock, much of it twenty years old or more, with shared kitchen and bathroom risers running the height of the building. That is what makes cockroaches the steadiest complaint here. German cockroaches move between apartments through the risers and behind kitchen units, so treating one flat while the ones above and below are untreated brings the problem back within weeks. Where we can, we propose a building programme covering the risers, refuse rooms and shared kitchens, with individual units treated within the same visit.
Bed bugs are the second concentration, driven by furnished apartments with fast tenancy turnover and by furniture that arrives second-hand. Treatment is room by room, targeting bed frames, seams, skirting and the backs of headboards, with a follow-up timed to the hatch cycle. The most useful thing a landlord can do is have a unit treated between tenancies rather than after the next tenant complains.
Ants and silverfish rise through the summer; rodents are a refuse-room and ground-floor issue in the older buildings, particularly where a restaurant or a supermarket occupies the ground floor. Mosquito complaints come from blocked balcony drains and from water standing in the podium parking.
Cleaning work is dominated by tenancy turnover: move-out and handover cleaning, sofa and mattress cleaning, kitchen degreasing where a flat has been rented furnished, and water tank cleaning for buildings that want a documented annual clean. AC duct and coil cleaning is booked most in the weeks after summer, when units that ran hard for months start to smell at start-up.

Al Nahda is a short drive from the Sharjah head office on Estiqlal Street, and it sits on the route our Dubai crews take, so it is covered from both directions. Same-day attendance for a single apartment is often possible; a building programme is surveyed first so the scope and the schedule can be agreed with management before anything is booked.

A scheduled programme covering shared areas, risers, refuse rooms, basements and roof spaces costs less per unit than reactive call-outs and produces a record showing the building is managed. That record matters in Al Nahda, where tenancy disputes about pests are common and a documented visit from a contractor on the Sharjah Municipality register is the difference between having an answer and not.
