A disclosure first
MUMTAZ is a pest control company based in Sharjah. We are not a neutral reviewer, and an article by us that ranked ourselves first would be worth nothing to you. So this is not a ranked list of the top pest control companies in Sharjah. It is the set of checks we would apply if we were hiring a contractor for our own building, and every one of them can be applied to us.
1. Is the company on the Sharjah Municipality register, and in which class?
This is the first check and the only one you can complete without speaking to anyone. Sharjah Municipality publishes its register of authorised pest control companies, graded A, B or C, with A the highest. Search the company's licensed name on the municipality's associated companies page. If the company is not there, stop. If it is, read the class and what it is cleared for. 2. Does it inspect before it treats?
The difference between a company that sprays and a company that solves the problem is whether a technician walks the premises first and names the source: the moisture, the entry point, the harbourage, the waste routine. Ask what the inspection covers and whether it is written down. A quote given over the phone for a cockroach problem in a shared-riser building, without anyone having looked at the riser, is a quote for a treatment that will be repeated.

3. What is the follow-up policy?
Bed bugs hatch on a cycle; rodents take bait over days; ants move with the season. A single visit with no return is a treatment that has not been checked. Ask whether a follow-up is included, when it happens, and whether it is timed to the species or to a calendar. Ask what the technician records on the return visit and whether you receive it.
4. What does the paperwork look like?
For a home, a service report stating what was treated, with what, at what dilution, and the re-entry time. For a business, the pack an inspector or an auditor asks for: the contract, the contractor's approval, a numbered device map, per-visit reports, a sighting log, trend data, safety data sheets and corrective action records. Ask to see a sample report before you sign. A company that cannot show one does not produce them.
5. Insurance and HSE
Ask for the insurance certificate and, for commercial work, the ISO certificates and the HSE documentation. MUMTAZ holds ISO 9001:2015, ISO 14001:2015 and ISO 45001:2018 and provides the certificates, method statements and risk assessments a site's HSE team asks for before mobilisation.
6. Who actually turns up?
Ask whether the technicians are employed by the company or subcontracted. Employed, on the company's own visa and insurance, with training records, is the answer you want. It is the arrangement we run, with 86 certified technicians across three offices.
7. Payment and the quote
A quotation should say what is included and what is excluded, and the basis it was built on: the size of the property, what is happening, access, and whether the work is one visit or a programme. Card and bank transfer should both be accepted. Be cautious of a fixed price quoted for a property nobody has seen.
8. Reviews, read properly
Read the reviews on the company's Google listing rather than on its own site, look for whether the same problems come up repeatedly, and weigh the recent ones. Ours are on the Sharjah listing; we do not quote a count or a score here because neither is a fact we hold, and you should read them yourself.

Search AL MUMTAZ BLDG CLEAN & PEST CONTROL on the Sharjah Municipality register. Ask us for the ISO certificates. Check trade licence 546486. Then apply the same checks to the other two companies on your shortlist. That comparison, done by you, is worth more than any list we could publish.
