New buildings, the same pests
Most of Arjan is recent mid-rise apartment buildings, and some of the plots around them are still being built. A new building is not a pest-free one: cockroaches and ants arrive with deliveries, furniture and cardboard boxes, and building work next door can disturb rodents and send them looking for cover.
New kitchens hide problems well. Gaps behind built-in cabinets, unsealed pipe openings under the sink and drain traps that dry out in a unit nobody lives in yet all give pests a way in. The inspection checks those points first, and the service report lists any that need sealing by the developer or the building management.
If you are taking handover of a new apartment, the simplest time to treat it is before you move in: empty cabinets, no furniture to move and every drain within reach. You can book the treatment alongside a deep clean, so both are done before the keys become a home.

Questions from Arjan
Do new apartments in Arjan really need pest control?
Often, yes. Pests come in with deliveries and furniture, and the gaps behind new cabinets and under sinks are rarely sealed. An inspection is part of every visit, and the report tells you what was found and where.
How much is pest control for a 1BHK in Arjan?
AED 259 for a 1BHK and AED 299 for a 2BHK, VAT included. The price covers the spray, the gel bait follow-up within 3 days and the 6-month re-treatment warranty.
Which products do you use around children and pets?
MOCCAE-approved products, placed where the pest actually is rather than sprayed across every surface. Our standing preference is the lowest effective chemical load, because these are homes with children and pets.
