This is a single annual contract covering both warehouse cleaning and municipality-approved pest control for logistics and industrial facilities in Dubai, Sharjah, Abu Dhabi and the northern emirates. One contractor, one account manager, one method statement, one risk assessment, and one set of reports that cross-reference each other. It suits distribution centres, cold stores, food and FMCG facilities, factories and free zone warehouses in JAFZA, DIP, Al Quoz, Sharjah Industrial and Mussafah. Sites are surveyed first, and the visit schedule is built around your operation rather than a standard template.
The reason to buy them together is what happens at audit. Cleaning and pest control are the same problem viewed from two angles — spilled product and dust feed pest populations, and pest activity is evidence of a hygiene failure — but they are almost always bought from two suppliers whose paperwork does not reference each other. When an auditor asks how the two interact at your site, that gap is the finding.
What the combined contract covers
On the cleaning side: scheduled high-level cleaning of racking, structural steel, cable trays and pipework; mechanised floor scrubbing and degreasing; cold store and temperature-controlled area cleaning; internal cladding, partitions and shutters; and external facade and hardstanding washing. The cycle is set per area rather than for the whole building, because a cross-dock floor and a high-bay roof structure do not need the same interval.
On the pest side: an integrated pest management programme aligned to HACCP principles, with a site plan showing numbered rodent bait and monitoring points, internal monitoring devices, insect light traps where appropriate, scheduled inspection visits, trend reporting across visits, and reactive call-outs between scheduled visits. Treatment uses municipality-approved products only, applied by technicians working under our Sharjah, Dubai and Abu Dhabi municipality approvals.
What ties them together is the reporting. Both scopes work from the same site plan and the same numbering, so a rodent monitoring point that keeps showing activity can be read against the cleaning record for that bay. If the pattern is that activity follows a spillage area that is being cleaned on too long a cycle, that becomes visible instead of being argued about.
Why pest pressure is a hygiene problem first
Rodents and insects need food, water and harbourage. A warehouse supplies all three if it is not managed: spilled product under racking and behind pallets, condensate and washdown water that is not drained, and the harbourage created by stacked pallets, cardboard, redundant equipment and voids behind stored goods. Treatment applied to a building that keeps supplying those three things is a permanent subscription rather than a solution.
This is why we survey the cleaning and the pest picture together. A bait station showing repeated take usually has a reason twenty metres away — a damaged bag on a lower rack level, a drain that is not being cleaned, a shutter that is left open onto a yard, or a cardboard mountain by the goods-in door. The pest report can note the activity, but only the cleaning and housekeeping schedule can remove the cause.
The same logic applies to insects. Stored-product insects arrive in incoming goods and establish in residue; flies breed in organic material in drains and waste areas; cockroaches follow moisture. Each of those is a cleaning and housekeeping control before it is a chemical one, and an IPM programme that does not say so is not integrated.
Audit-ready documentation
For food, FMCG and pharmaceutical facilities the paperwork is not a by-product of the service — it is a substantial part of what you are buying. The contract produces a site plan with numbered devices, a service report per visit recording what was inspected and found, trend data across visits so a rising pattern is visible before it becomes an infestation, records of the products used and their approvals, technician documentation, and the cleaning records with dates and areas.
Because both scopes sit with one contractor, that documentation arrives as one file with consistent dates, one site plan and one point of contact. An auditor asking to see how a hygiene and pest programme interact gets a single coherent answer, and your team is not assembling it from two suppliers the night before.
We are specific about what this documentation is not. It is not a guarantee of a pest-free facility, and no competent contractor offers one — a building with open shutters receiving goods from multiple suppliers has continuous pest pressure. What the programme gives you is early detection, a documented and reasoned response, and a record showing the site is managed.
How the contract is structured
After the survey we propose a schedule per area and per scope: which parts of the building are cleaned at what frequency, how often pest monitoring points are inspected, and what triggers a reactive visit. Cycles differ across a single site — goods-in and waste areas usually need more attention than a slow-moving high-bay aisle, and a cold store has its own constraints.
Visits are planned around your operation from the start: nights, weekends, shutdown windows, or aisle rotation through a live shift. For sites with seasonal peaks, heavy structural work goes in the trough and a lighter cycle runs through the peak.
Free zone requirements are handled up front. JAFZA, DIP, Sharjah industrial areas and Mussafah each have their own gate pass, induction and permit expectations, and work at height or with powered access normally needs a permit from your own HSE team. We provide our method statements, risk assessments, technician documentation and insurance, and confirm what we need from you before mobilising.
Contracts can be taken as the combined scope or as cleaning and pest control separately if you would rather keep them commercially distinct. Pricing follows the survey — every warehouse differs in height, floor area, floor type, stock profile and operating window, and a number quoted without seeing the building would not be worth much.
