This is not deep cleaning with a different name. Construction dust is abrasive, alkaline and extremely fine — it settles inside ceiling voids, behind AC grilles, in door tracks and socket boxes, and it will keep reappearing for weeks if the first clean only covered visible surfaces. Handled wrong, it scratches new glass and polished stone permanently.
Why builders clean is a different job
Ordinary cleaning removes soil from surfaces that are otherwise finished. A builders clean deals with residues bonded to brand-new finishes that are easy to ruin: cement splashes on tile, grout haze on porcelain, silicone smears on glass, plaster dust ground into unsealed stone, adhesive from protective tape on powder-coated aluminium, and paint spots on everything.
Each of those needs the right method. Grout haze comes off with a mild acidic wash on tile that tolerates it — and takes the polish off natural stone that does not. Blades will lift paint from glass, and will scratch coated glass permanently. Protective film left in UV for months bakes its adhesive on and needs solvent and patience rather than force. Getting this wrong on a handover is expensive, because the remedy is replacement rather than recleaning.
The other difference is that dust is everywhere, not just on the floor. It sits on top of door frames and ceiling grilles, inside cupboard carcasses, in shower channels, in switch and socket boxes, behind skirting, and in the AC ductwork. If it is not removed at the right stage it circulates as soon as the system runs, and the client sees a film on every surface a week after moving in.
Stages: rough, main and final clean
On larger projects the sensible pattern is three passes rather than one heroic clean at the end. A rough clean during construction clears debris and bulk dust so trades can work and so dust is not being ground into new finishes. A main clean follows the completion of wet trades and painting, dealing with residues while they are fresh — cement and grout come off far more easily before they cure hard.
The final clean happens after snagging works are complete and just before handover. This is the detail pass: glass and mirrors, ironmongery, switch plates, skirting and door tops, inside cupboards and wardrobes, sanitaryware, and the floor finish. Scheduling it too early is the most common and most expensive mistake, because snagging trades will put dust straight back into a cleaned space.
For single villas and small fit-outs one thorough clean is often enough, but the same sequencing logic applies: it should follow the last dusty trade, not precede it.
Working to a handover deadline
Handover dates rarely move, and the cleaning is at the end of the chain, so it absorbs everyone else’s delay. We plan for that: crew sizes are scaled to the deadline rather than to a comfortable schedule, and we work nights and weekends where the programme demands it.
What we need from you is honest sequencing. If painters will return, tell us — cleaning ahead of them wastes the visit. Live power and water on site matter more than people expect, because without them there is no vacuum, no scrubber and no rinsing. Site access, lift availability and waste routes are the other three things that decide whether a crew is productive or standing around.
We also flag defects rather than cleaning over them. Scratched glass, chipped stone, damaged powder coating and stained sanitaryware are recorded with photographs at handover, so it is clear those were pre-existing rather than caused by the clean.
