Mould is a symptom, not the problem. Wiping black growth off a bathroom ceiling or silicone joint with bleach removes the stain and leaves the cause untouched, which is why the same patch returns within weeks. Every job we take starts by identifying what is keeping that surface wet — a leaking chilled-water line, a blocked AC condensate drain, failed grouting, cold bridging on an external wall, or simply a room that is never ventilated. We tell you what we found even when the fix belongs to your landlord or MEP contractor rather than to us.
Why mould grows in UAE buildings
Mould needs three things: a spore, a nutrient, and moisture. Spores are in the air everywhere and cannot be eliminated. The nutrient is ordinary building material — plasterboard paper, wallpaper paste, dust on a painted surface, cardboard packaging in a store room. Moisture is the only one of the three you can control, which is why every serious remediation is really a moisture investigation.
The UAE supplies that moisture generously. Coastal humidity runs high for much of the year, and buildings are cooled hard, which creates the exact condition mould needs: warm humid air meeting a cold surface. Condensation forms on chilled surfaces — the underside of an AC diffuser, an uninsulated chilled-water pipe, the wall behind a wardrobe on an external elevation, the inside face of a cold-store partition. That surface stays damp, and within days to weeks colonies establish.
This is why mould in the Emirates clusters in predictable places: bathrooms with no working extract, the ceiling ring around AC grilles, the wall behind furniture pushed flat against an external wall, window reveals where the seal has failed, and store rooms that are cooled but never opened. It is also why mould peaks after the summer, when the humidity load has been highest and buildings have been cooled hardest, and after unseasonal rain when water has entered a structure that had no drying path.
Two other UAE-specific patterns come up often enough to name. New villas handed over in summer sometimes hold construction moisture in screed and blockwork that has not fully dried; the first year of occupation can produce mould that has nothing to do with how the family lives there. And second, a villa left closed with the AC off during a long summer holiday will often be found with growth across soft furnishings and wardrobes, because the building was sealed warm and humid with no air movement for weeks.
Where mould shows up, and what each type means
Bathroom silicone and grout mould is the most common call we get. Black speckling along the sealant line at the bath, shower tray or basin is growth in and under the silicone itself, feeding on soap residue and the plasticiser in the sealant. Once it is established beneath the surface, cleaning cannot reach it — the joint has to be cut out, the substrate dried and treated, and a new sanitary-grade sealant applied. Regrowth after that is almost always an extract fan that is not moving enough air.
Ceiling and wall mould around AC grilles is a condensation pattern. A dark halo on the ceiling tile or plaster ring around a diffuser means humid air is condensing where the cold supply meets warm surfaces, often because the diffuser is poorly insulated or the system is oversized and short-cycling. This one needs the AC looked at, not just the ceiling cleaned.
Wall mould behind furniture and inside wardrobes on external walls is a cold-bridging and airflow problem. The wall surface sits below the dew point, air cannot move across it, and the back of the wardrobe becomes an incubator. Clothing, leather goods and stored paper are usually affected before anyone notices the wall.
Water-damage fungus is a different job. After a burst pipe, a failed water heater, a roof or terrace leak or unseasonal rain ingress, water gets into wall build-ups, under skirting, beneath floor coverings and into insulation. Surface cleaning is meaningless here — the affected build-up has to be opened up, dried properly and, where the material is saturated and porous, replaced. Left alone, this is the category that goes on quietly damaging a structure for months.
Warehouse and store-room mould is driven by humidity rather than a leak. Poor air movement between racking, roller shutters opened repeatedly onto humid outside air, and cardboard packaging as a nutrient source produce growth on stock, pallets and wall surfaces. In cold storage the problem concentrates at the door line and on any surface where the cold envelope meets warmer air.
When it is a cleaning job and when it is a pest control job
Mould remediation is cleaning work. It is done by our Cleaning Crew division and it addresses fungal growth and the moisture behind it. It is not pest control, and no pesticide treats mould.
The two are related more often than people expect, though, because both follow water. Damp conditions attract cockroaches, silverfish and booklice, and a persistent leak that produced mould in a store room has frequently produced an insect population as well. When our surveyor finds evidence of both, we say so and scope the pest side through our Pest Control division rather than pretending a single treatment covers it. You get both, from one contractor, on one report — but they remain two pieces of work, priced and documented separately.
The reverse also happens. A pest technician attending a kitchen or a labour accommodation for cockroaches will sometimes find the underlying issue is a chronic leak that has produced fungal growth inside a cabinet carcass or wall void. In that case the durable fix is drying and remediation, not repeat spraying.
Preventing regrowth after we leave
Remediation that does not change the conditions is a temporary result, so we hand over the specific reasons that area got wet and what will keep it dry. The measures are unglamorous and they work: run bathroom extract fans during and for twenty minutes after showering, and have them checked if they cannot hold a sheet of paper against the grille; keep furniture a few centimetres off external walls so air can move behind it; have AC condensate trays and drain lines serviced so they are not overflowing into ceiling voids; and do not leave a property sealed and uncooled through the summer — set the AC to a moderate holding temperature instead.
For commercial sites the equivalent controls are scheduled: humidity monitoring in storage areas, dehumidification where the building cannot hold a dew point, keeping stock off the floor and away from external walls, replacing cardboard with plastic in chronically humid areas, and inspection of roof and terrace drainage before and after the rain season. Growth is removed, contaminated silicone or unsalvageable porous material is cut out, and surfaces are treated with an antifungal to kill residual growth.
Drying & Reinstatement
The substrate is dried before anything is closed up, then sealant, paint or finishes are reinstated so the repair does not trap moisture behind it.
