If your air conditioning smells musty when it starts up, the smell is almost always coming from microbial growth on the evaporator coil, in the condensate drain pan, or on the first stretch of duct downstream of the unit. This is a different job from the room-surface work covered by our mould and fungus remediation service. If growth is visible on your ceiling or walls, that surface needs treating too — but if the smell arrives with the airflow and fades when the system is off, the source is inside the machine, and cleaning the ceiling will not fix it.

Why AC systems grow mould in this climate

An evaporator coil works by being colder than the air passing over it. Humid air hits cold fins, water condenses out, and that water runs down into a drain pan and out through a condensate line. The coil is therefore wet whenever the system is running — by design. Add the fine dust that gets past a filter, and you have a permanently damp surface with a food source on it, sitting in the dark. That is close to ideal for mould and bacteria.

In the UAE this runs for most of the year rather than for one season, and the humidity load is high, so there is more condensate and more hours of wet operation than the same equipment would see in a dry climate. Two failure modes then make it worse. A condensate drain that is partially blocked leaves standing water in the pan instead of draining it, which turns a damp surface into a reservoir. And a system that is oversized for the space cools the air to temperature quickly and shuts off before it has removed much moisture, so it short-cycles: the coil never dries out between runs and the room stays humid.

Filters matter more than people expect, because the filter is what keeps the coil clean. A clogged or bypassed filter lets dust straight onto wet fins, where it packs into the coil and becomes the nutrient layer that growth establishes in. Once a coil is fouled it also restricts airflow, which lowers coil temperature further and increases condensation — the problem compounds.

The result is the smell people describe as musty, damp or "like a wet cloth", strongest in the first minutes after start-up because that is when the accumulated air in the system and the disturbed surface release the most. Where a system serves several rooms through ductwork, the same growth can be distributed to every outlet it feeds.

What we clean, and why each part matters

The evaporator coil is the priority. Fins are cleaned to remove the packed dust layer, then the surface is disinfected. A coil that is only sprayed without removing the fouling will smell again quickly, because the nutrient layer is still there under the disinfectant.

The condensate drain pan and line come next, and they are the part most often skipped by a cheap service. A pan holding standing water is a live culture, and a line that is partially blocked will refill it within days. We clear the line, flush it, and confirm it is draining rather than assuming it is.

The blower wheel and housing accumulate a felted layer of dust that carries odour and reduces airflow. Cleaning the coil while leaving a fouled blower is a half-measure the occupant will notice.

Filters are washed or replaced, and we will tell you if the filter grade or the fit is the reason the coil fouled in the first place — a filter that does not seal in its frame lets air bypass it entirely.

Ductwork and grilles are cleaned where the growth or the dust load extends into them. For a full duct clean across an entire system, our AC duct cleaning service is the right scope, and the two are often quoted together after the survey.

Health, tenants and handover

We will not tell you that a dirty coil is making anyone ill, and we do not diagnose health conditions. What we will say is that occupants with asthma, allergies or other respiratory sensitivities frequently report that a musty-smelling system bothers them, and that a system distributing spores and bacterial odour through every room is worth cleaning on its own merits.

For landlords, agents and facilities teams, the practical value is documentary. A musty AC is one of the most common tenant complaints at handover and during a tenancy, and a dated photo report showing the coil and drain pan before and after settles the argument. We provide that on every job, and for multi-unit buildings we can schedule the work building by building so the records stay consistent.

For clinics, nurseries, food premises and any site subject to inspection, coil and drain-pan condition is a reasonable thing for an inspector to look at. Keeping the service on a scheduled interval, with reports retained, is considerably easier than explaining a smell during an audit.
