Disinfection & Sanitisation in Dubai, Sharjah & Abu Dhabi
MUMTAZ provides disinfection and sanitisation for offices, clinics, schools and nurseries, retail units, gyms, warehouses, labour accommodation and homes across Dubai, Sharjah, Abu Dhabi and the northern emirates. The work combines cleaning of surfaces with the application of approved disinfectants to high-touch points and, where the space suits it, fogging for wider coverage. Visits can be one-off after an illness or an incident, or scheduled on a recurring basis. Most premises are back in use within a couple of hours of completion, and every visit is documented.
One thing to be clear about from the start: disinfection only works on surfaces that have been cleaned first. Disinfectant applied over dust, grease or organic soil is largely wasted, because the soil shields what is underneath and consumes the active ingredient. Any provider offering to spray a dirty room and call it disinfected is selling a spectacle rather than a result.
Clean first, then disinfect
Cleaning and disinfection are two steps, in that order. Cleaning physically removes soil and a large share of the microbial load with it. Disinfection then reduces what remains on the cleaned surface. Skipping the first step undermines the second, and it is the single most common failure in this category of work.
Contact time is the other thing that gets skipped. Every disinfectant has a dwell time on the label — the period the surface must stay visibly wet for the claimed reduction to occur. Wiping a surface dry immediately after application means the product never had the time it needed. Our technicians work to the product label rather than to whatever is quickest.
This is also why high-touch points matter more than floor area. Door handles, push plates, light switches, lift buttons, shared keyboards and phones, taps, flush handles, handrails and desk edges are where transmission actually happens. A visit that covers those thoroughly does more than one that fogs a large volume and rushes the details.
What fogging does and does not do
Fogging disperses a fine mist of disinfectant to cover surfaces across a space quickly, including ones awkward to reach by hand. It is useful for large or complex areas, for a whole-room treatment after a confirmed case of illness, and where speed matters across many rooms.
It is not a substitute for surface work. Fog settles on exposed surfaces; it does not penetrate soil, it reaches shielded areas poorly, and it does not clean. A room that is fogged but not cleaned and hand-wiped at high-touch points has had the least effective part of the job done and the most effective part missed. We use fogging as a complement to surface disinfection, not instead of it, and we will say so when a client asks for fogging alone.
Practical constraints matter too. Fogged areas need to be vacated during application and for a re-entry period afterwards, sensitive electronics and food need covering or removal, and ventilation has to be managed. We agree all of that before the visit so nobody is locked out of a space unexpectedly.
Products, safety and honest claims
We use approved disinfectant products, applied at label dilution and label contact time, by technicians trained in their use and working under our ISO 45001:2018 health and safety system and ISO 14001:2015 environmental system. Product data sheets are available for your records, which matters for schools, clinics and food premises where an inspector may ask.
What we will not do is quote a percentage kill rate for your premises. Laboratory efficacy figures are produced under controlled conditions on defined organisms and standard soil loads; they do not transfer to a real office with real surfaces and real occupancy. We will tell you what product was used, where, at what dilution and for what contact time, which is a claim we can actually stand behind.
We also do not carry out microbial swab testing or environmental sampling, and we do not certify a space as sterile — no service applied to an occupied building can make that claim honestly. If you need verification, ATP or swab testing is specialist work you should commission independently, which also makes it more credible than a contractor grading its own work.
WHAT WE DO
Our Process
Assessment
We scope the premises, identify high-touch points and sensitive equipment, and agree occupancy, timing and re-entry requirements.
Preparation
Sensitive items and food are covered or removed, the area is vacated where fogging is planned, and ventilation is managed.
Cleaning
Surfaces are cleaned first so disinfectant can reach them, because product applied over soil is largely wasted.
Disinfection
High-touch points are treated by hand at label dilution and contact time, with fogging added for wider coverage where the space suits it.
Re-entry & Report
We confirm the re-entry period, then issue a report recording areas treated, products used and dilution, for your records.
